Real Dos

The Real Dos (Royal Two) in Lima, Peru is a commercial tower with corporate offices and shops at the pedestrian ground level. We first became aware of this beautiful, sustainable project from one of our Greenroofs & Walls of the World™ Virtual Summit 2019 speakers, the lovely Vivian Modonese of ARVE Perú. As the design/build company’s Business & Marketing Manager, she presented on Cubriendo la Ciudad de Verde con ARVE (The Greening of Peru with ARVE).

Real Dos is a fantastic example of greening the desert city, and I included it in my “Greenroofs.com’s 2020 Plus a Look into 2021 Top 10 List of Hot RESILIENT Trends in Greenroof & Greenwall Design” Video in our perennial catch-all Category #10: Client Specific ‘Boutique’ Greenroofs & Greenwalls – for those projects that are just too unique to fit into any one category.

Excerpt from Greenroofs.com Project Profiles: Roof Garden & Living Walls

Designed by Ateliers Jean Nouvel, Real Dos is a LEED certified mixed-use commercial building located in Lima’s San Isidro district – the heart of commercial activity in Peru. Spread over 23 floors, its 24,000 square meters bring together offices, restaurants and retail outlets. As part of the Centro Empresarial Real complex, the mid-rise tower is surrounded by other contemporary buildings.

Real Dos is a work of adaptation and uniqueness and its facade is the fundamental element of the dialogue with the environment, enjoying the amenity of a verdant roof garden at the building’s crown and many full-height exterior vertical gardens at its stepped ground level.

The architects say the plant surfaces are an evocation of the previous biodiversity before the architectural intervention. The building is linked to the formal diversity of the environment and is differentiated by its lightness and color.

Jean Nouvel studied the culture of the country and was inspired by the lively colors of Peruvian handicraft fabrics. The result is a striking glass envelope covered with bright mobile multi-colored sliding panels that open to the outside, which the architect says revisits the chromatic aesthetic of Peru.

Ateliers Jean Nouvel worked with architect Marco Pacheco Meléndez of ARVE Perú on the overall landscape plans, who says it’s a very important project on a green infrastructure level. ARVE Perú recommended plants appropriate for vertical environments in Lima’s desert climate utilizing a complete system design.

Also installed and maintained by ARVE Perú, approximately 8,500 plants representing more than 25 drought tolerant species were planted on the over 5600 square-foot Real Dos Roof Garden. Set within 15 cm of growing media, SOPREMA’s SOPRANATURE greenroof system was used. Approximately 13,000 plants of 20 species were planted on its almost 4,000 square feet of different greenwalls, incorporating the ARVE Vertical Garden system. Reclaimed wastewater is employed for sustainable automated irrigation for all of the commercial tower’s green areas.

Inspired by Peru’s rich textile history, the Real Dos reflects its striking glass envelope covered with multi-colored panels onto the neighbors’ glass-clad facades, as well as its beautiful vegetative surfaces.

A plant oasis in the midst of commercial-area Lima, the Real Dos has plants reaching for the sky and grounding the earth, replacing and reflecting nature in the city, from top to bottom.
