Rocketts Landing is a new community under construction along the James River and minutes from downtown Richmond. The first residences will include 250 condominiums in four mid-rise buildings and 42 elegant townhomes. Green roofs were selected not only for their aesthetic value, but also for their energy savings and overall life cycle cost. The green roof systems, developed in Germany, incorporate a high performing water proofing membrane, a copper root barrier, a drainage layer, and a water retention layer. The modified bitumen roof membrane is designed to provide superior, long-term performance characteristics essential for green roofs. The vegetated roof with raised planting beds provides an additional outdoor living space in excess of 900 square feet per unit. The contractor was recently awarded the James River Green Building Council?s Leadership Award.
The EnviroTech GR system was used for this project. This system incorporates a high-grade polymeric bitumen sheet with plasto-elastic properties. It is modified age stabilizing amorphous polyalphaolefin (APAO). These patented membranes incorporate the root barrier, water retention system, drainage layer and waterproofing system all in one. The EnviroTech system provides the most lightweight and easily installed green roof system in the industry.This green roof was constructed from the plywood deck up. The installation process involved the following: installing tapered insulation, installing Dens Deck (protection board, mechanically fastened), installing FamoBit P4 (base ply), installing FamoGreen RET CU P4 (top ply), filter fabric, and adding the growing media and planting plants. The extensive areas are approximately 4? in depth and the semi-intensive areas are between 6-7 inches in depth.
