888 at Grand Hope Park is a luxury residential tower in downtown Los Angeles offering contemporary living with a variety of apartment units atop 6,000 square feet of ground-floor retail space. Merging natural elements with an urban setting, the soaring 34-story, 525-unit apartment tower features a rooftop clubhouse, an expansive open-air amenity deck, and additional amenity space on the eighth floor – with a significant emphasis on resident wellness.

Enhanced by a feeling of being in nature – right in the middle of the city – the jewel of 888 at Grand Hope Park is the 30,000 square foot intensive green roof amenity deck, PARK 888, that rises 75 feet in the air, providing breathtaking city views.

“In a sprawling downtown, it’s often hard to see the forest through the skyscrapers. An even greater undertaking might be planting the forest in the heart of an urban center – yet that’s precisely what a group of architects, landscape architects and developers achieved at the newly unveiled 888 at Grand Hope Park. The 34-story, 525-unit tower in South Park is home to PARK 888, a 30,000-square-foot private park that redefines the idea of what a residential amenity deck can be.

Eight stories above the streets of Downtown Los Angeles, life imitates a landscape inspired by the nearby San Gabriel Mountains. Los Angeles-based landscape architecture firm Studio-MLA and global architecture and design practice CallisonRTKL were tasked to flip what’s generally been the standard design and function of an amenity deck. The teams layered a rich, lower-mountain landscape to connect and surround PARK 888’s amenity spaces with wooded groves and meandering paths. The immersive experience in nature is intended to enhance the new luxury tower residents’ lives.” ~ The Jeff Wagner Agency, 2018

A 25-foot bridge connects the eighth floor amenity space in the residential tower with the open-air amenity deck, which is situated atop an existing adjacent parking garage.

The owners of 888 AT GRAND HOPE PARK wanted to create a tranquil escape for their residents to include stunning views of the city as well as a tranquil escape from urban life.  Accessed from the apartment building’s eighth floor, the green roof garden landscaping includes trees, walking paths and a pool.  With resiliency and sustainability in mind, the beautiful design by CallisonRTKL and Studio-MLA encompasses over a thousand plants and 85 trees to embrace a network of greenery and connect the high-end amenity spaces to one another throughout the roof deck.

“It’s not so much about sustainability, but about resiliency. To make a daily impact, it’s important to support satisfying walks, healthful air quality and a quiet life. We enriched PARK 888 by creating spaces for trees, which adds the feeling of being grounded and connected to the space as opposed to floating above the street.” ~ Astrid Sykes, Senior Associate at Studio-MLA

The challenge was to create the proper growth environment so that the trees, shrubs, and turf areas would grow and thrive.  This challenge was met and succeeded using the rooflite® three-part Rooftop Trees Soil System in those areas where the overall depth of the soil buildup reached three feet in depth. rooflite extensive was used for the large turf areas.

Working with BrightView Landscaping on the 888 AT GRAND HOPE PARK project was rooflite’s blending partner in Southern California, West Coast Forest & Cinder Products.

Surrounding PARK 888’s amenity zones are a BBQ lounge, outdoor cinema, dog park, activity lawn, and a resort-style pool with cabanas. Complementing these outdoor spaces are the interior amenities of the Park Lounge such as a ready-to-host clubhouse, private yoga studio and a high-performance fitness center equipped with Peleton bikes, as well as floor-to-ceiling windows that bring in the natural light.

“PARK 888 exceeds everything we’ve seen so far in the DTLA market. It goes beyond the footprint of the deck to represent a new way to experience the benefits of dense living in Los Angeles. The next step for multi-family residences is exploring how we integrate the urban fabric.” Stephanie Henzel, Architect and Project Manager at CallisonRTKL
