38 Dolores is a socially vibrant urban habitat at the apex of San Francisco’s most diverse neighborhoods, the Castro/Mission district. Designed by William McDonough + Partners, BAR Architects, and April Phillips Design Works Landscape Architecture, the former vacant auto showroom was transformed into a LEED Gold certified mixed-use building with SITES Pilot 2 Star Certification.

38 Dolores has approximately 84 luxury residential rental condos, a 30,000 square foot Whole Foods Market, and parking levels for residential and retail. Sustainable strategies include daylighting, alternative energy technologies, two greenroofs with habitat for the local endangered Mission Blue butterfly and the San Bruno elfin butterfly as well as for human well-being, edible and stormwater gardens, and much more.

Designed by April Phillips Design Works, the 3rd level courtyard greenroof offers paved amenity spaces planted with drought tolerant ornamental species and an edible community garden with intensive planters. A Tournesol Siteworks VGM Greenwall offers an artistic focal point and provides a windbreak and comfortable microclimate at the main group seating area.  Learn more about the greenwall.

Edible fruit-producing trees set in custom metal tree collars allow extra depth for roots to extend into the intensive planting areas. Circular cutouts planted with a variety of sempervivum provide pops of color. The 4th level showcases a large semi-intensive American Hydrotech Garden Assembly greenroof planted with natives to attract endangered butterflies and pollinators with a lightweight soil depth of 4 to 12 inches. Both greenroofs utilize a sophisticated fertigation system and are served by a 16,000 gallon greywater and rainwater harvesting cistern.

Situated in San Francisco’s Golden Gate Park, the world’s first and largest double LEED Platinum museum, the California Academy of Sciences boasts exhibition space, education, conservation and research beneath one large greenroof. The CAS was designed by Renzo Piano Building Workshop along with a slew of other professionals. A single building beneath the new 2.5-acre living roof houses Academy components that once stretched across 12 structures including the Morrison Planetarium, Kimball Natural History Museum and Steinhart Aquarium.

Rana Creek Living Architecture worked with Renzo Piano Building Workshop, Chong and Partners Architecture, SWA Group, ARUP, and the Academy to design the living roof with seven dramatic hills and four steeply sloped domes, replicating the surrounding rolling hills. Dotted with circular skylights fitted with heat sensors, the skylights can open to further cool the building when needed.

The undulating living roof sits 35 feet in the air and is planted with over 50 native wildflowers and other species. An open-air observation terrace enables visitors to get a close-up look at the roof’s lush canopy of plants. With slopes up to 60 degrees, a biodegradable modular system was developed (later purchased by Tremco), and 50,000 biodegradable modular BioTrays™ were planted. The Garden Roof® Assembly, Ultimate Assembly®, and waterproofing were supplied by American Hydrotech. Surrounded by 60,000 photovoltaic cells, up to 10% of energy needs are supplied and it prevents the release of more than 405,000 pounds of greenhouse gas emissions annually. The BioTrays keep interior temperatures about 10° F cooler, reduce low frequency noise by 40 dB, decrease the ambient Urban Heat Island effect being 40° cooler, and absorb about 98% of stormwater, preventing up to 3.6 million gallons of runoff per year. A masterpiece of sustainable architecture, blending seamlessly into its setting while employing a wide variety of innovative features and operations to minimize its footprint, the California Academy of Sciences and its Living Roof is the “greenest museum in the world.”

Project Description & Details

Founded in 1908, Drew School is a fully accredited co-educational college preparatory school enrolling 250 students in grades 9 through 12. Designed by Bonnie Fisher and Boris Dramov of Roma Design Group, the new $15 million Drew School Sam Cuddleback III Assembly Wing, performing arts space, and classroom building is among the first high school buildings in the Bay Area to attain LEED Gold Certification for New Construction and for School Pilot. Opened in 2011, green features of the award-winning new assembly wing include an external 1,720 sf vertical garden designed by Patrick Blanc, a 2,630 sf living roof designed by Rana Creek, recycled and sustainable USGBC-certified materials, and environmental sensors.

Covering the street side wall of the new Sam Cuddleback III Assembly Wing, the hydroponic vertical garden is made up of about 4,579 native Californian plants and approximately 64 of the 105 species are from the San Francisco Bay area. The vertical garden and greenroof combined cover about 30% of the building surfaces, or approximately 4,350 sf of plants, which is double the size of the original parcel of land from the 1800’s. The greenwall plants were arranged from sun loving down to shade loving understory species; just a few include flannelbush, Red buckwheat, Douglas iris, Santa Rosa Island sage, blue-eyed grass, and maidenhair fern. Helping students develop a deeper understanding of environmental systems, they study the plants on the wall as a living lab for many subjects such as botany, chemistry, and physics. Besides being an extraordinary educational resource for the high school, the Drew School vertical garden brings a vibrant lushness to the public environment of the city.

Project Description & Details

Van Ness Avenue is the central north-south spine and one of the widest streets in San Francisco. Bounded by Civic Center and the Bay and characterized by excellent views, the Avenue defines and links many adjacent neighborhoods. The City and County of San Francisco’s Real Estate Department (RED), working in partnership with the San Francisco Department of the Environment and the Department of Public Works, designed and installed San Francisco Public Works’ first living, vegetated roof atop One South Van Ness Ave. in July 2010, as part of a larger roof replacement program. The 8-story municipal office building’s green roof is a pilot project to give design teams experience and to help manage stormwater. The building has submitted for LEED certification under LEED EBOM.

Rana Creek Living Architecture worked with the San Francisco Department of Public Works to create an extensive living roof design with educational interpretive information about the living roof habitat. Planted in both built-in place areas and Tremco Roofing‘s BioTray™ Vegetated Roofing System, thirteen native perennial plants were selected appropriate to the local Mediterranean climate including Buckwheat, Stonecrop, Tufted Hair Grass and San Bruno Mountain Manzanita. The roof design includes stormwater management, catchments and reuse; it delivers rainwater for irrigation via a 6,500 gallon tank and pump system which helps reduce the use of potable water during the summer or dry months. The One South Van Ness Ave. green roof offers stunning views of San Francisco, including the Beaux-Arts style San Francisco City Hall.
