Project of the Week

- Our project of the week is the Cook+Fox Architects Office built in 2006 in New York, NY.  The Cook+Fox Architects decided to set a greener, healthier example with a roof that absorbs stormwater, lowers surface temperature, and benefits both the local ecosystem and the human environment.  The firm was interested in a flexible system that could allow for a custom shaped greenroof, and the Green Paks were a perfect fit.  In December 2006, the new Cook+Fox office was officially awarded Platinum certification under LEED for Commercial Interiors.  Cook+Fox designed its project in collaboration with Green Roof Blocks, a St. Louis, Missouri-based roofing company, but was able to contribute most of the labor needed for installation from their own architects and staff, substantially reducing the cost of the project.  The greenroof has become a highlight of the office and a valuable educational tool for clients, visitors, and employees.

-  Joe Peach of This Big City Blog asks, “Is the World’s Greatest Green Roof in Warsaw, Poland?”  He says, “Warsaw is Poland’s biggest city…and with its violent history now something of the past, the city has been able to refocus, positioning itself as a metropolitan hub linking west and east Europe.”  One way that has happened is with the University of Warsaw’s Library: a building with an impressive green roof that is also an urban park.

-  Tracey Lindeman of the Montreal Mirror talks about “Life from above.”  Lufa Farms and the Rooftop Garden Project make eating local an urban reality by installing their own rooftop garden and rooftop greenhouse.  “It’s farming for geeks,” says Kurt Lynn, co-founder of Lufa farms.  But actually, its 21st century community-supported agriculture: food grown on a roof just around the corner from the people who eat it.

Project Description & Details

In the summer of 2006, Cook+Fox Architects decided to set a greener, healthier example with a roof that absorbs stormwater, lowers surface temperature, and benefits both the local ecosystem and the human environment.  Having grown rapidly, the firm had recently moved to an 8th floor penthouse of a former upscale department store in the Ladies’ Mile Historic District in Manhattan.  The new space looked onto a sizeable terrace-level rooftop, but it was coated in black tar.  While the owners of the building were open to the proposed greenroof, they were concerned about the integrity of their existing roof membrane and building drainage system.

For these reasons, they were interested in a flexible system that could be moved later if necessary.  Green Paks, a modular greenroof system by Green Roof Blocks, was installed with eight types of Sedums and Talinum on the architects’ headquarters.  Two years later the roof did leak, and a new roof was needed.  Perhaps the most interesting aspect of the Cook+Fox Architects LLP Office is that it is the first known modular greenroof system to have been entirely removed with new waterproofing installed, and then re-installed in the fall of 2008 to great success without having to dig up a single plant, let alone incurring the cost of a new greenroof system!

Cost was also an initial issue for Cook+Fox, which was another reason the lower price option Green Paks were so attractive.  Along with a host of other sustainability issues, Mayor Bloomberg introduced important incentives for rooftop greening with their comprehensive and sweeping PlaNYC - add that to the fact that 20+ Cook+Fox volunteer architects actually installed and planted the  880 Green Paks, and you’ll understand how they kept the total costs down, plus were vested in its future from the beginning!

- Project of the Week

-  Our projects of the week are the Cheyenne I and III (251 & 253 Medical Center Blvd.), greenroofs built in 2007 and 2009 in Webster, Texas.  Developer and General Contractor, Jacob White Construction Company, wanted the buildings to stand apart from all other commercial buildings in the Houston area.  And they did just that when 251 East became the first LEED Gold certified building that side of Austin and 253 West gained LEED-CS Platinum certification in 2009.  The most impressive and ambitious part of these projects are the greenroofs complete with gardens, walking paths, and a lush landscaped area.  On September 13, 2008 Hurricane Ike went across the site as a strong Category 2 hurricane with 120+ mph winds and 11 inches of rain, yet there was no impact on the green roof nor the building.  In both cases, Webb Architects designed a custom system using EnkaRetain & Drain from Colbond with a locally designed growing media mix – the material cost savings alone was in the neighborhood of $250,000 each.  Approximately 73% of all rain water is retained, while the excess is transported to the roof drains that direct it to underground cisterns for storage and that reclaimed water is used for everything from irrigating the grounds to flushing the toilets.

- Green Roofs for Healthy Cities is pleased to announce the results of its 2011 Annual Industry Survey of Corporate Members which found that the greenroof industry grew by 28.5% over the course of 2010, which was up significantly from the 16% growth recorded in 2009!  The City of Chicago was #1, with Washington D.C. #2 in the Annual Top Ten U.S. Cities List.

-  Ross Dulmaine of IBTimes reports on “Green roof uberwork: Bjarke Ingels’ M2 House.”  He says “from a distance the M2 house looks like just another little rolling hill.  Approach more closely and you find a modern, subtly camouflaged residence whose roof is covered in beautiful, easy to maintain sedum.”  Located in Denmark, the home was designed to blend into its rural surroundings and one side features huge, light-infusing glass sections which provide plenty of natural light to the living and kitchen areas.  Check out the article on IBTimes for some more beautiful photos.

-  Sandy Hingston of Philly Mag’s The Philly Post invites you to “Build A Green-Roof Birdhouse.”  In Longwood Gardens, she took a birdhouse-making class with the most cutting-edge architectural design: a green roof.  Longwood has been experimenting with bluebird houses in its fields for years hoping to attract more but with local summers heating up, eggs were reaching boiling points inside these birdhouses.  Green roofs create a heat differential that aids airflow and reduces interior temperatures.  The sedums used were specially grown at Ed Snodgrass’ Emory Knoll Farms in Street, Maryland where he focuses on perennial green-roof plants that can stay outdoors year-round.

-  Jeffrey Tomich of stltoday.com asks “Five Questions with green roofer Kelly Luckett.”  He talks about how Kelly Luckett, president of Green Roof Blocks, is taking back one rooftop at a time in St. Louis.  Kelly explains that there are many benefits to green roofs: they soak up about half of the storm water that would otherwise run off into gutters, they keep rooftops cooler, saving energy in the buildings underneath and they provide a habitat for bees, butterflies and birds.  Be sure to visit this article to read Kelly’s answers to questions like how he got into the green roof business, how green roofs are priced and what’s next for Greenroofs.com’s “Green Roof Guy.”

“Greenroofers” at the Greenest of the Green: Greenbuild 2010

Lovely Chicago is simply the greenest of the green cities, and there’s no doubt that Greenbuild is the greenest of the green conferences!  See this short and fun video, “Generation Green: Redefining our Future” with tons of cool photos around town.  It asks us to “Re: think Chicago” and is all about the merits of the Windy City - its 25 miles of public waterfront, for example, and how it’s “Re-evolutionizing the Building Industry” by greening everything from to parks and buildings to schools and jobs:

 

Thousands of building enthusiasts and professionals from across the globe participate at Greenbuild for three days of informative educational sessions, renowned speakers, green building tours, seminars, and various networking events.  Chicago’s LEED-certified McCormick Place West on Lake Shore Drive – with its 96,000 sf Green Roof Blocks™ modular system greenroof that retains about 77,812 gallons of stormwater that would otherwise flow into Lake Michigan – is the host for this exciting annual event.

Held from November 17 through November 19, 2010, retired U.S. General Colin L. Powell kicked off Greenbuild 2010 this morning at the Greenbuild Opening Plenary:

Hi Green Roof Fans,

As one of the contributing editors here on Greenroofs.com – you may know me as “The Green Roof Guy” – I’m starting a series of excerpts from my book Green Roof Construction and Maintenance.  As President of Green Roof Blocks, I’ve been involved in the industry since 1980, am a LEED Accredited Professional, and a Green Roof Professional (GRP).  Here we go:

Stormwater Runoff
Discussions of storm water runoff are typically concerned with the impervious surfaces within a certain development or a certain watershed.  Many municipal planning and zoning authorities have implemented policies restricting the amount of storm water runoff a new or existing development is allowed to generate. Some mandate no increase in the pre-development runoff volumes for new projects under consideration for building permits.

To help further promote green roof projects in the United States, we decided to make our Water Runoff Calculator tool available free of charge.  The Excel based spreadsheet is available for download from the “Downloads and Calculators” page of the Green Roof Blocks website.

This storm water management tool quantifies storm water management values. Storm water runoff coefficients speak to the rate and volume at which water percolates into the ground rather than running over the ground’s surface. Where the surface of an undisturbed forest floor allows water to quickly be absorbed into the ground, a concrete or asphalt parking lot would instead repel water across the surface to lower neighboring grades. The difference in the permeability of the surface is sometimes referred to as imperviousness of the surface.

Green Roof Blocks Materials
Estimating materials well in advance of a project can be a challenge. Always contact the product providers for assistance and specifics. For example, we developed an easy tool to help our clients using Green Roof Blocks and Green Paks- the Green Roof Materials Estimator, which is also available at the “Downloads and Calculators” page of our website. Assumptions in this Excel spreadsheet allow you to put in an advance date and receive an accurate estimate for your proposal based on that future time frame. GPW: Forest Park Forever Playground, the Dennis & Judith Jones Variety Wonderland

Our GPW is the Dennis and Judith Jones Variety Wonderland, a delightful children’s playground in historic Forest Park, St. Louis, Missouri.  One of the largest urban parks in the United States, Forest Park opened in 1876 and is the former site of The World’s Fair of 1904, drawing more than 20 million visitors from around the world.  At 1,293 acres (5.2 km²), Forest Park is over 50% larger than New York’s Central Park (843 acres or 3.41 km²)!

Home to the region’s major cultural institutions—the Zoo, Art Museum, History Museum, Science Center and the Muny Opera, today Forest Park attracts more than 12 million visitors a year.  It also serves as a sports center for all kinds of activities and the park serves as a natural oasis for the city (see a Visitor’s Guide here).

The Dennis and Judith Jones Variety Wonderland is the City of St. Louis’ first inclusive public playground.  Designed in 2005 so that all children, able-bodied children and children with disabilities, could experience playtime together, it all began with feedback from a local organization: the Variety Family Council.  Now Variety, the Children’s Charity of St. Louis, they couldn’t find a public playground where their children with disabilities could play with their siblings – and so a saga was born.  Variety serves children with physical and mental disabilities in the region from infancy to the age of 21. Variety Week is April 17-24, 2010, and serves as a means to maximize awareness and fund-raising opportunities to benefit community children.

“We wanted this to be a place open to all children,” said Jan Albus, executive director of St. Louis Variety. “The most important thing was that it make it so children with disabilities could play right along with all other children.”

Three years, seven local donors, and a lot of hard work later, the $2 million state-of-the-art playground design includes 29 pieces of equipment on a soft, porous 10,100 sf surface.  The Dennis and Judith Jones Variety Wonderland playground is divided into five sections designed according to age, physical strength and abilities.

“First Adventures” is for children ages 2-5 and ”Big Adventures” for children ages 6 to 12.  Specialty areas are the “Observation Relaxation Deck,” “Living Shelter,” and the “Secret Garden.”  The Secret Garden contains 14 colorful perennials that attract, feed and house butterflies.  Learning stones will teach children about the life cycle of Monarchs here amidst the natural habitat.

Constructed to ADA standards for handicap accessibility, equipment includes a slide for children with cochlear implants, Braille and clock panels for the blind, talk phones, surface fountains and 8’ high ramping so children can experience a tree house affect.  You’ll also find a spyro slide, double slide, corkscrew climber, swings with bucket seats, spring pods, disc swing monkey bars with a vertical ladder, a pipe barrier with a steering wheel, and more.
 

This all-inclusive playground is located adjacent to the Dennis and Judith Jones Visitor and Education Center.  Formerly the Lindell Pavilion, it was built in 1892 as a shelter for streetcar passengers, and after a $4 million restoration, the facility is now home to Forest Park Forever, a not-for-profit organization dedicated to raising private funds for the restoration of Forest Park.

Kelly Luckett, LEED AP, GRP, and President of Green Roof Blocks (and one of our contributing editors, also known as “The Green Roof Guy“), was responsible for the lovely modular greenroof atop the walkway pavilion that connects from the Visitor and Education Center and greets children to the play area.  I asked him how he became involved with Forest Park Forever, and he replied:

“I did a lunch and learn for Powers Bowersox Associates, a St. Louis architectural firm.  After lunch, they showed me the preliminary sketches of the project and said they wanted to do a green roof on the structure so that it better fit into the green landscape of Forest Park.  They liked the portability of the modular concept that allowed us to pre-grow modules so the plants were more mature for the dedication ceremony.”

The roof is constructed of 60 mil reinforced EPDM fully adhered to poly-isocyanurate over metal deck, and 76 Green Roof Blocks were grown offsite at Jost Greenhouses for approximately 10 weeks allowing the plants to mature to 80% coverage at the time of installation.

Green Roof Blocks are low-maintenance, self contained, portable units consisting of a 24″ x 24″ module fabricated of heavy gauge anodized aluminum.  Walk pad material is fastened to the bottom, serving both to protect the roofing surface and to allow drainage under the Green Roof Blocks.  The walk pad material used is procured from the manufacturer of the building owner’s roofing system to insure compatibility and warranty integrity.

Powers Bowersox did not like the look of the sides of the aluminum modules and they requested Kelly to design a sheet metal trim piece that could be painted to match the edging of the roof, so a red metal skirt was installed at the Forest Park playground around the perimeter Blocks.

Remarkably, from a survival point of view (let alone plant diversity), the Green Roof Blocks were propagated with a single Sedum floriferum cultivar named ‘Weihenstephaner Gold,’ which performs beautifully in USDA Heat Zones 3-7.  Although quite luscious in its profusion of yellow and pink-hued summer blossoms (see above in flower from last spring 2009) as well as being and very effective and successful, it was the company’s last foray into a mono-crop green roof palette.  As current policy, Green Roof Blocks since uses multi-species for all projects.  Kelly explains:

“The plant species was selected for the evergreen characteristics, though we have since moved away from single species planting strategies for our green roof projects.  Only having one plant species planted on a green roof leaves the project vulnerable to weather anomalies or species specific pest that could affect the entire green roof.  We now plant at least five different species within each module.  This strategy establishes a diverse eco system more closely mimicking what we see in nature.  The plants on this project continue to thrive in part because the green roof plants have been included in the hundreds of thousands of plants that are under the constant watchful eye of the Forest Park Forever horticulturists.”

The growing media here is a 4″ deep blend of 80% red lava rock and 20% composted pine bark.  The plants were initially fertilized using Scotts Osmocote with a 12 to 14 month release.  Kelly says that each year since, he has picked up Vic (of Jost Greenhouses) and driven to each of their St. Louis green roof projects for maintenance and assessment.

“We give each one the spring feeding of slow release fertilizer, the plants get inspected by the trained eye of horticulturist Vic Jost, and I get a chance to get fresh photos of another year of plant growth.  We do not provide routine maintenance on our projects in other parts of the country.  Our St. Louis customers find this added perk to be a nice touch,”  Kelly Luckett adds.

Kelly says he is pleased that some stakeholders even make it a point to be present so they can discuss the project with Vic and himself, and looks forward to their maintenance visit each year.  So for almost five years, this simple vegetated roof has not only survived with minimal maintenance, by all accounts it has flourished quite nicely.

Aramis and I had the opportunity to visit the stunning Park Forest grounds and this beautiful playground in late June of 2006 when I was invited by Dr. Bill Retzlaff of Southern Illinois University-Edwardsville, IL (SIUE) and Kelly Luckett to speak at the SIUe Green Roof Symposium.  By the way, Kelly is also the author of “Green Roof Construction and Maintenance” (GreenSource Books), 2009 from The McGraw-Hill Companies, Inc. - a great resource, full of detailed, useful information for all of us.

Kelly and his wife Trish played wonderful hosts to us and showed off their lovely city by highlighting the Forest Park Forever playground, where I found a very cool drinking fountain feature, above, and also taking us to many attractions – the iconic image of St. Louis - the Gateway Arch, a Cardinals baseball game, and the awesome and sometimes surreal glass-blown designs of Dale Chihuly at the Missouri Botanical Gardens “Glass in the Garden” exhibition, below.

Forest Park is really a midwestern gem – a peaceful place to relax and reflect in a lush, green space filled with water, trees and sky.  As we all know, playtime is one of the strongest teachers and in such a fun and accessible environment, children will learn naturally about various forms of diversity, disability and acceptance while developing increased strength, coordination, confidence and social skills.

I had the pleasure of seeing kids of all ages and abilities benefit while playing in this charming and educational wonderland, and I sure had a good time, too!

An important urban oasis of green within metro St. Louis, Forest Park offers a respite for migrating birds and butterflies, and an integrated ecosystem where humans and nature interact – especially on one albeitly small playground and its simple greenroof.
